I am a REALTOR®, a full-time professional.  It’s not a hobby and not a part-time indulgence to me.  As a REALTOR® I am a member, in good standing, with the Houston Association of Realtors, the Texas Association of Realtors, and the National Association of Realtors.  This is what I do.  It is all that I do.  I love my job and I strive to do the best job that I can, every time, with every client.

A REALTOR® is trained in and required to meet certain ethical and legal standards.  A REALTOR® has certain fiduciary duties to the client: Obedience, Loyalty, Disclosure, Confidentiality, Accounting, and Reasonable Care.

A REALTOR® has access to all MLS information that he or she is a member of such as the sold prices and days on market.  Sold prices and Days on Market values (including rental property) are necessary to provide a more accurate value estimate for a property.  MLS data also includes previous values for properties that have been listed in the past so you can get a better history of ownership and sales trends.  This information helps a client’s confidence that they are getting the best value for the property involved the purchase transaction.  You don’t want to overpay and you don’t want to submit a value that is so low that the seller won’t even look at.

A REALTOR® can perform, and store, property searches and can schedule an appointment to show a property.  Most realtors use a showing service for scheduling showings for listed properties
Automated MLS email alerts for new listings, changed prices, or changed statuses of properties can be created from your search criteria, for areas that you select.   You won’t miss an opportunity to check out new listings before they are sold.

A REALTOR® has access to all forms from the Texas Association of Realtors and the Texas Real Estate Commission, knows which are needed for a transaction and what values should be entered on each form, for your situation.

A REALTOR® is a trained negotiator and can assist you with negotiating the best price and terms for the home purchase.
